DSCR Loans for Tampa Bay Rental Investors
TL;DR: DSCR loans finance Tampa Bay rentals you don’t live in, qualified on the property’s rent instead of your personal income. Around the bay, flood zone, wind and flood insurance, and storm history usually decide the numbers. We’re a broker and compare wholesale programs.

Why investors use us
Built around how Tampa Bay files actually behave
Qualify on rent, not tax returns
The ratio is the property’s rent against its full payment. Your W-2s and write-offs are not the test.
Flood, wind and storm history first
Around the bay, insurance and repair status move a file more than rent. We look there before anything else.
We shop wholesale lenders
Programs differ on flood coverage, CDDs, condos and STR income. As a broker, we compare them and you choose.
Investment property only
Business-purpose loans on rentals you will not live in, held in your name or an LLC. Nothing consumer-purpose.

How Hillsborough, Pinellas and Pasco differ for rental investors
Tampa Bay is several counties and dozens of cities, each with its own permitting office and floodplain administrator. Here are some geographic and administrative differences that affect a file. Check each property’s specifics.
| Hillsborough County | Pinellas County | Pasco County | |
|---|---|---|---|
| Includes | City of Tampa, Brandon, Riverview, Plant City and unincorporated areas | St. Petersburg, Clearwater, Largo, the beach communities and unincorporated areas | New Port Richey, Zephyrhills, Wesley Chapel and unincorporated areas |
| Geography | Bay frontage, the Hillsborough River and large inland areas | A peninsula between the Gulf and Tampa Bay, with a long coastline and barrier islands | Gulf coast on the west, growing inland suburbs to the east |
| Who handles storm permits | Each city, or the county for unincorporated areas | Each city, or the county for unincorporated areas; Pinellas publishes its own substantial-damage guidance | Each city, or the county for unincorporated areas |
| What lenders ask most | Flood zone near the bay and rivers; insurance; HOA or CDD dues in newer subdivisions | Flood zone, elevation and storm-repair permits on older coastal homes; condo project reviews | Flood zone on the coast; CDD assessments and insurance in newer inland subdivisions |
Orientation only. Confirm flood zone, permits and assessments for each address.
Polk County, east along Interstate 4, is outside the three bay counties, but Lakeland is part of how many Tampa Bay investors build portfolios. It is inland, so coastal surge is not the issue, though wind coverage and flood zones near lakes still matter, and newer subdivisions often have CDDs. See our Lakeland page.
Is DSCR or hard money better for a storm-affected Tampa Bay property?
They’re built for different conditions. Here are the factual differences, with no pricing.
| Question | DSCR loan | Hard money / bridge loan |
|---|---|---|
| Property condition | Repaired, permitted and rentable | Can be damaged, vacant, or awaiting repairs or elevation |
| How it qualifies | Rent against the full payment, plus credit, reserves and appraised value | Mainly the property’s current or after-repair value and your plan |
| Term | Long-term, with structure options by program | Short-term, sized to the repair timeline |
| Repair funding | Generally not included | Often includes construction or rehab draws |
| Permit status | Lenders usually want storm-repair permits closed | Repairs and permits happen during the loan |
| Typical role | Second step: refinance once repaired and rented | First step: buy, repair or elevate, then lease |
| Cost profile | Priced for stabilized rentals; varies by program | Priced for short-term risk; varies by lender |
Qualitative comparison only. No pricing, terms or leverage are implied.
Many Tampa Bay investors buying storm-affected homes use short-term money for the repairs, close out the permits, lease the property, then refinance into a long-term DSCR loan. The full side-by-side is on the DSCR vs hard money page.
How it works
From scenario to closing, in four steps
- Send the scenario. Address, rent, loan purpose and insurance quotes if you have them, through the apply form.
- We check flood, wind and storm history. Those change Tampa Bay files most often, so they come first.
- We compare wholesale programs that cover the county, the property type and its condition.
- You choose; the lender underwrites and funds. We stay with the file through closing.

Same formula, different inputs around the bay
A DSCR loan divides rent by the full payment. In Tampa Bay, that payment often includes a landlord policy, separate windstorm coverage and a flood policy, plus CDD assessments in newer Hillsborough and Pasco subdivisions. A house that took on water may need to meet post-storm rebuilding rules before a long-term lender will close.

FAQ
Questions Tampa Bay investors ask
How do I find a Tampa Bay property’s flood zone?
Search the address on the FEMA Flood Map Service Center at msc.fema.gov. Many county and city websites also have local flood-zone lookups. Write down the zone and base flood elevation, and get an elevation certificate if one is available. It can help with the flood quote.
What DSCR do I need for a Tampa Bay rental?
It depends on the program. Many wholesale programs look for a ratio at or above 1.00, meaning rent covers the full payment, and some consider lower ratios with stronger credit, more reserves or more equity.
Do CDD assessments count in a Tampa Bay DSCR calculation?
Yes. Community development district assessments are billed with the property tax and are part of the property’s carrying cost. Lenders usually escrow or count the full bill, so include them when you estimate the payment on a newer Hillsborough or Pasco home.
Can I live in the property while I fix it up and then rent it?
Not with these loans. DSCR financing through Loan Daddy is for business-purpose, non-owner-occupied property only. If you will live there, even for a short time, you need a consumer product, and we do not arrange those.
