What a DSCR loan is, in one paragraph
DSCR stands for debt service coverage ratio. The lender divides the property’s monthly rent by its full monthly payment: principal, interest, property taxes, insurance and any HOA or community development district (CDD) dues. A rental bringing in $2,700 a month against a $2,250 payment has a DSCR of 1.20. Personal income is not the qualifying test, which is why self-employed investors, people with heavy write-offs and investors adding their fifth or fifteenth door use this product.
It is a business-purpose loan. The property must be a rental you will not live in, and it is usually held in your name or an LLC. If you plan to move in, even for a few months, a DSCR loan is the wrong tool and we cannot arrange it.
Why Tampa Bay files behave differently
In most of the country, DSCR math is rent versus principal, interest and taxes, with insurance as a smaller line. Around Tampa Bay the insurance line can be large enough to decide the file. A rental in Hillsborough, Pinellas or Pasco often carries three separate costs: a landlord or dwelling-fire policy, windstorm coverage and flood coverage. Each one lands in the payment the lender divides into your rent.
Flood zone
Properties in a FEMA special flood hazard area generally need flood insurance for a federally regulated or federally backed loan, and most private DSCR lenders follow the same rule. Waterfront and low-lying neighborhoods on both sides of the bay often fall in these zones. Our flood zone guide walks through how to look up an address and what an elevation certificate does.
Storm history
After a hurricane, a building in a flood zone that suffered major damage may need a substantial damage determination and, in some cases, elevation before it can be repaired. Lenders want those questions closed before long-term financing. See substantial damage rules before refinancing.
Wind mitigation and CDD assessments
A wind mitigation inspection can lower the windstorm premium, which lowers the payment and raises the ratio. In newer subdivisions in Hillsborough, Pasco and Polk, CDD assessments ride on the tax bill and count in the payment too. We cover both in the wind mitigation guide and the CDD guide.
A worked example with Tampa Bay line items
Here is the shape of the math on a hypothetical single-family rental. These are made-up inputs to show how the lines stack, not a quote or an offer.
| Line item | Monthly amount |
|---|---|
| Principal and interest (from your own quote) | $1,640 |
| Property tax (base bill ÷ 12) | $410 |
| CDD assessment (annual ÷ 12) | $95 |
| Landlord policy with windstorm (annual ÷ 12) | $330 |
| Flood policy (annual ÷ 12) | $105 |
| Full monthly payment | $2,580 |
| Market rent | $2,850 |
| DSCR (2,850 ÷ 2,580) | 1.10 |
Illustrative inputs only. Run your own numbers in the calculator.
Notice what happens if a wind mitigation inspection trims the windstorm portion by $60 a month: the payment drops to $2,520 and the ratio rises to about 1.13. That is why we ask for insurance quotes on day one. Try your own inputs in the DSCR calculator.
What you can use a Tampa Bay DSCR loan for
- Buying a rental: see DSCR purchase loans in Tampa Bay.
- Pulling equity out: see cash-out refinance on a Tampa Bay rental.
- Replacing a short-term or bridge loan after repairs and lease-up, the most common second step after a storm-repair project.
- Vacation and short-term rentals where city rules and the HOA allow: short-term rental DSCR loans.
- Duplexes, triplexes and fourplexes: 2-4 unit DSCR loans.
What lenders typically review
- The ratio itself, using a lease or the appraiser’s market rent estimate
- Credit history and score, set by each lender’s program
- Reserves: cash or liquid assets left after closing
- The appraisal, including condition and any visible storm damage
- Insurance binders for the dwelling policy, windstorm and flood where required
- Title vesting, often an LLC, and the entity documents if so
Every program sets its own minimums and pricing, and those change. We do not publish rates or promise terms; we compare live programs for your specific property once we see the scenario.
How working with a broker helps here
Wholesale DSCR programs differ on exactly the things that matter around the bay: which flood and wind coverage they accept, whether they will look at a property insured through the state insurer of last resort, how they treat CDD assessments, condo project reviews, and short-term rental income. As a broker, we arrange and shop financing from wholesale lenders, then you choose. The lender you pick underwrites and funds the loan under its own guidelines.
Questions investors ask
What DSCR do I need for a Tampa Bay rental?
It depends on the program. Many wholesale programs look for a ratio at or above 1.00, meaning rent covers the full payment, and some consider lower ratios with stronger credit, reserves or equity. Around Tampa Bay, insurance is often what decides which side of 1.00 you land on.
Can I get a DSCR loan in an LLC in Florida?
Yes. Most DSCR programs allow title in an LLC, and many investors prefer it. Lenders typically ask for the articles of organization, operating agreement and EIN letter, and the members usually sign a personal guarantee.
Do I need tax returns for a DSCR loan?
Usually not for income. The property’s rent is the qualifying income. Lenders still review credit, assets for reserves and the property itself.
