Start with the local rules
Tampa Bay is a patchwork of cities, each with its own approach to rentals of less than a month. Some beach communities limit short-term rentals to certain zones or require registration; some condo associations ban short stays or set minimum lease lengths; some neighborhoods are fine. A lender cannot count income the property is not allowed to earn, so the first question is always: is a short-term rental permitted at this address under city, county, HOA and condo rules?
Florida also requires transient rental accommodations to be licensed with the state and to collect state and local tourist taxes. Lenders do not run that process for you, but a well-documented, properly licensed STR is a more credible file.
How lenders count short-term income
Programs differ, which is exactly why shopping wholesale lenders matters for STRs. Common approaches include:
- Trailing history: twelve months or more of booking platform statements or bank deposits, averaged
- Market projection: an appraiser or third-party data report estimating short-term income for comparable properties
- Long-term rent fallback: some programs simply use the long-term market rent, which is often lower than STR income
Remember that STR expenses are higher: furnishings, cleaning, utilities, platform fees and often a higher insurance premium. The ratio uses the lender’s calculated income against the full payment, so an STR that looks great on gross bookings can still come out thin.
Coastal STR insurance
A beach-area vacation rental usually needs a policy written for short-term rental use, windstorm coverage and, in many cases, flood coverage. Some carriers treat STRs differently from long-term rentals, and premiums on barrier-island properties can be significant. Quotes before contract are essential. Our insurance guide covers the three-policy structure.
STR or long-term rental?
Many Tampa Bay investors weigh both plans for the same property. A long-term lease is simpler to document and insure; a short-term rental may earn more gross income but brings more rules and expenses. We compare the two directly in STR vs LTR DSCR loans.
What to send for an STR scenario
- Address and the city or unincorporated area it falls in
- Confirmation that short-term rental use is allowed by the city, zoning and any HOA or condo association
- Booking history, or the projection you are relying on
- Insurance quotes written for short-term rental use
- Flood zone and wind mitigation report if available
Questions investors ask
Can I use short-term rental income to qualify for a DSCR loan in Florida?
Some programs allow it, using booking history or a market-based projection. Others only use long-term market rent. The property must be allowed to operate as a short-term rental under local and association rules.
Are short-term rentals allowed in Tampa Bay beach towns?
It depends on the specific city, zoning district and any HOA or condo rules. Rules differ from one beach community to the next, so check the exact address before you buy.
