The St. Pete rental landscape
St. Petersburg sits at the southern end of the Pinellas peninsula, with Tampa Bay on the east and Boca Ciega Bay and the Gulf beyond to the west. The city has a deep stock of early twentieth-century bungalows and small apartment buildings in neighborhoods like Historic Kenwood, the Old Northeast, Crescent Lake and the Grand Central area, plus mid-century ranch homes across the city and a growing downtown condo skyline.
Renters are drawn by the downtown waterfront, the arts and dining scene, hospitals, the university campus downtown and a long list of small employers. Like the rest of the bay, rent depends heavily on the specific street and condition, so we let the appraisal speak for the number.
Storm history and why it matters to a lender
Several waterfront and low-lying St. Petersburg neighborhoods experienced storm-surge flooding in recent hurricane seasons. After a storm, the city’s floodplain administrator decides whether damaged buildings in flood zones are substantially damaged. If a building is, it generally has to be brought into compliance with current floodplain rules, which can mean elevating it, as part of the repair.
For an investor, that turns into a due-diligence list: any substantial damage letters and their outcome, permits pulled and closed for the repairs, and the insurance claim history. An appraiser will note visible damage, and lenders want open permits closed before a long-term loan. Our substantial damage guide explains the process in more detail.
St. Petersburg is its own city with its own permitting and floodplain office. Pinellas County publishes separate substantial-damage guidance for unincorporated areas. Confirm which office has jurisdiction for your address.
Insurance on St. Pete rentals
Expect a landlord or dwelling-fire policy, windstorm coverage (included or separate), and flood coverage on many addresses. An elevation certificate can make a real difference on the flood quote, and homes that were elevated or rebuilt to current standards may quote better than their neighbors. A wind mitigation inspection documents roof and opening features for windstorm discounts. See our insurance guide.
Example math on a St. Pete bungalow
Hypothetical inputs only. A repaired two-bedroom bungalow leases for $2,400. Your principal and interest quote is $1,450, taxes are $390 a month, the landlord policy with wind is $300, and flood coverage is $140. The full payment is $2,280 and the DSCR is 2,400 ÷ 2,280 = 1.05. With an elevation certificate that lowers the flood premium to $95, the payment falls to $2,235 and the ratio rises to about 1.07.
Condos and small buildings
Downtown and waterfront condos are popular rentals, but lenders review the condo project as well as your unit. Florida’s milestone inspection and reserve-study rules for condos of three or more habitable stories apply here, and buildings working through repairs may have special assessments. Ask for the association’s inspection reports, reserve information and assessment schedule before you apply. For duplexes through fourplexes, see 2-4 unit DSCR loans.

Questions investors ask
Can I get a DSCR loan on a St. Petersburg home that flooded?
Often yes, once repairs are permitted and closed, any substantial damage requirements are met, insurance is in place and the home is rentable. Before that, short-term financing is usually the fit.
Does an elevated home in St. Pete help my DSCR?
It can. Elevation can lower the flood insurance premium, and a lower premium means a lower monthly payment and a higher ratio. An elevation certificate documents it for the insurer.
