Why a Tampa Bay–only site

DSCR loans work the same way everywhere on paper: rent divided by the full payment. Around Tampa Bay, though, the inputs behave differently. Flood zones, windstorm premiums, post-storm substantial damage rules, condo milestone inspections and CDD assessments can each move a file more than a small difference in rent. We built this site to focus on those details for Hillsborough, Pinellas, Pasco and nearby Polk County, rather than offer generic national copy.

How we work

1. You send a scenario through the application form.
2. We check flood zone, insurance and storm history first, since those most often change a Tampa Bay file.
3. We compare DSCR programs from wholesale lenders that fit the county, property type and condition.
4. You choose. The lender underwrites, issues any approval under its own guidelines, and funds the loan.

We do not publish rates, promise closing timelines or guarantee approval. Pricing and terms come from wholesale lenders and depend on the property and the borrower.
