Cash-Out DSCR Refinance on a Tampa Bay Rental

TL;DR: A cash-out DSCR refinance replaces the loan on a Tampa Bay rental with a larger one sized by the property’s rent and appraised value, and you keep the difference. It is also how many investors exit short-term repair loans once a storm-affected house is fixed, permitted and leased. Closed permits and current insurance are what lenders check first.

How a cash-out DSCR refinance is sized

Two limits apply at the same time. The appraised value caps how much the new loan can be under the program’s leverage rules, and the rent caps how large a payment the property can carry at the program’s minimum ratio. Whichever limit is lower decides the loan amount. Because the payment includes taxes and insurance, a higher windstorm or flood premium shrinks the cash you can take out even when the value is strong.

Programs also look at how long you have owned the property (often called seasoning), your credit and your reserves after closing. Each lender sets its own rules. We compare them for your property rather than quoting generic limits.

Refinancing after storm repairs

A common Tampa Bay sequence: buy a damaged or dated property with short-term money, repair or elevate it, close out the permits, lease it, then refinance into a long-term DSCR loan and recover some or all of the cash invested. The refinance step goes smoothly when these items are in order:

  • All storm-repair permits closed, with final inspections passed
  • Any substantial damage determination resolved, including elevation or other compliance work it required
  • Insurance bound for the dwelling, windstorm and flood (where required) at the post-repair condition
  • A lease in place or the property ready to lease, so rent can be documented
  • Invoices and photos of the work for the appraiser

An open permit or an unresolved determination is the most common reason a post-storm refinance stalls. Our substantial damage guide explains the process.

Cash-out DSCR or a HELOC on the rental?

Both can unlock equity, and they suit different plans. A cash-out DSCR loan replaces your first mortgage with a new long-term loan sized on rent. A home equity line on an investment property, where available, sits behind your existing loan and lets you draw as needed. We lay out the trade-offs in cash-out DSCR vs a HELOC on a rental.

Using the proceeds

Because the loan is business-purpose, proceeds are generally used for business purposes: buying the next rental, renovating another property, paying off higher-cost short-term debt, or building reserves. Lenders may ask you to confirm the business purpose in writing. Proceeds cannot go toward buying or improving a home you live in under a business-purpose loan structure.

Documents to gather

  • Current mortgage statement and payoff estimate
  • Lease(s) and proof of rent received
  • Insurance declarations pages for each policy
  • Full tax bill including any CDD or non-ad valorem assessments
  • Permits, final inspections and repair invoices if you renovated
  • LLC documents if the property is in an entity

Questions investors ask

Can I do a cash-out refinance on a rental I repaired after a hurricane?

Usually, once the repair permits are closed, any substantial damage requirements are met, the home is insurable and it is leased or ready to lease. Keep permits, invoices and inspection records for the appraiser.

Does my insurance cost affect how much cash I can take out?

Yes. Insurance is part of the payment the lender divides into rent. A higher windstorm or flood premium means a lower ratio at any given loan amount, which can reduce the maximum loan.
